Why is the land advertised so cheap?

Our business model is to buy property in bulk and market the property at a wholesale price. Many properties are purchased from people,
corporations, or government entities that are under financial duress or have no need for the property. Thousands of properties are
researched and the ones that we believe are the most “under market value” are the ones that are purchased. By using these methods,
we pass on savings to our clients. We have been honored to have many repeat clients, because they see value in our property offerings.

How do I buy a property?

The process of buying a property is very simple.

  1. Look at the inventory of properties for sale.
  2. Pick a property of interest.
  3. Be sure to perform any research you need. If county info is needed, such as tax, assessment, or maps, please visit county website or call .
  4. Contact us and specify the property your interested in .
  5. You will be informed if the property is still for sale.
  6. You will be provided simple buying instructions.

How do I find out detailed information specific to each property?

Buyers will need to conduct all research. Once research is completed, buyers can then proceed to purchase the property, if it is still available.
All properties are sold “As Is. Where Is.” and no guarantees are made (except the 3 exceptions in the paragraph below). Before paying for the mentioned property, the prospective Buyer will be emailed both the sales agreement and copy of the title they will receive.

The only 3 exceptions are that we offer these 3 guarantees:
(1) You will be the only owner (or owners, if you want multiple people on title) or your purchase price will be reimbursed.
(We do not intentionally convey partial interest. You will be conveyed 100% interest of the ownership that was conveyed to us.)
(2) No delinquent back year taxes (per agreement).
(3) There will be no delinquent back year taxes at time of conveyance, per the ad’s original posted date unless a price reduction occurs.

Why does the property not have an exact numbered address?

The property you are viewing (just like dozens of others in this county) does not have an exact numbered address. All Rural or Under Developed areas will only have coordinates and if the land is in a partly developed area it will possibly have road access to allow some kind of road name etc. Usually, most people will have to apply for an actual numbered address with the county or city zoning/planning/assessment office or a similar office. The application may sometimes reference the address as an “e-911 address.” you will receive this with your buyers packet information once deed is ready to be transferred .


TERMS 

Terms and Conditions: Land Contract will be emailed to Buyer for review, Upon Review, Sign with signature app provided in email. A payment schedule spreadsheet will be emailed to you. Once land is paid off, Deed will be issued, Notarized, and sent Certified mail to buyer to record with the county. It is the Buyers responsibility to record at the county clerk/assessor office either by mail or in person OR our office can record and do the paperwork necessary to transfer into your name for $149 Document Processing Charge. (THIS IS OPTIONAL TO ALL BUYERS) Down payment and monthly payment can be made a number of different ways.
